while this is great, the next level of this would be to do a sensitivity analysis, to project how accurate those numbers would be is the assumptions are wrong. I suspect annualized rent increases and interest rates skew these projections wildly

I couldn’t buy a two bedroom townhome in 2008 for $300,000. The housing market there is considerably higher than you’re allowing for. I’m not sure if you could get a one bedroom townhome for the price that you’re allowing for the purpose. I’ve lived in Boulder County for 20 years and bought my first home six years ago for $640,000. It’s currently valued at $890,000. I don’t know how these numbers make sense.
