@sep.delp: September update📈📉: The off-plan projects in Dubai where asking prices dropped the most on Property Finder. First, how to read these numbers. We only look at listings that actually changed their asking price this month, then take the average drop across those. A project where nobody touches their price won’t show up here. These are asking prices, not closed transactions, so this is an early read on seller behaviour rather than what units are actually trading at. • Number 1: Grand Polo Club & Resort by Emaar. Across 426 listings that moved, asking prices came down 7.68% on average this month. • Big payments are coming up for owners of these premium villas. Investors who bought expecting to flip before the heavier instalments hit are now trying to exit, and a lot of listings have come down to original price or even below it. • Number 2: DAMAC Islands 2. Across 355 listings that moved, asking prices came down 10.96% on average, the sharpest drop this month. Every one of those listings was a 4-bed villa, so the pressure is concentrated in one unit type rather than spread across the project. • The bigger issue here is supply. DAMAC Islands has 8,356 apartments and villas due for handover by 2030: 6,397 in 2028, 1,646 in 2029 and 313 in 2030. When that much stock completes around the same time, resale owners end up competing with each other and with the developer for the same buyers. QWhat this means if you’re buying: secondary off-plan is where some of the best entry prices in the market are right now, especially for investors with cash who can take over the remaining payment plan. Watch the gap between these asking prices and what actually transacts. That gap is where the real correction, or the lack of one, shows up.
