Bc you can’t get to it. You’ll hike for miles so you can setup a tent.

Ive done some serious due diligence...Good luck getting a yr round right of way access or getting the corp to implement a rd where their 1970 survey goes. Surrounding properties control access. Interestimg that it was given a subdivision name and front access in fromt of the properties

Looks like there is a dirt road trail and an established site with some sort of structure on it. Also a dock that lines up with the center lot.

The road in, if you are lucky, is gravel. If not it is unimproved logging roads from half a century ago. You have to go up to 1200 ft above sea level to drop down to the 650-700ft range over a very short space. If you have never lived in that area of Oregon, then you wouldn't be used to the snows they get on that side of Foster. Anything above 1000ft is likely to see snow every year. You'll not be able to access it for snow or mud most of the year. Or you will be stuck on lot.
The water level is subject to Foster Dam. And Foster Reservoir is a major recreational lake. If there is water, there are people on that water. And Sunnyside park is one of two major launch sites for the Reservoir. Linn County Sheriffs are also red deapite the county voting blue. Just so people know.
Don't buy it for the lack of access.

There’s a huge campground right across the river from these lots. We camp there every year. It can definitely get rowdy during the summer. Tons of boats going up and down the river and parties at the campground.

Hardly accessible. The only real reason to buy a plot like this would be to hold onto it until some corporation or another wants to buy up that whole area for a data center or something and then you can make a profit, but that’s obviously a long shot.
