Eh. I’ve got real estate and healthy brokerage accounts. My brokerage accounts do significantly better and never need repairs or have vacancies. Yes, the depreciation is nice, but even with a management company, the real estate has been a headache. Additionally, the rise of ‘tenant rights’ creates a risk in real estate that doesn’t exist in equities.

25k down on 500k house 4% per year 30 yrs = 1.6M for real estate wealthy investor is different than paying rent to live in!!!! BUT same investor in stock with 25k with $3100/month with 10% annually for 30 yrs = 7.5M!!! “primary house u live in” vs real estate wealthy investor are big difference!

P.S. I know most mortgages aren’t 5% down. HMDA data in 2024 said around 1/3 of mortgages were 5% or less. 10% is more common for first time buyers.
