One important change under AB 956 is that qualifying single-family properties may be allowed to build up to two detached ADUs. But I think the real question isn’t just, “Can I build two ADUs?” It’s: How many ADUs actually make sense for the property? One or two? One story or two stories? How much backyard should you preserve? What about privacy, natural light, utilities, and future resale value? I’m currently comparing one-story versus two-story options for an approximately 790 sq. ft. ADU on one of my own projects. The more projects I work on, the more I believe: Just because you can build it doesn’t mean you should. The rules give you the opportunity.
