@ray.cooke1: Do estate agents deliberately underprice properties to create bidding wars? The reality is that putting a precise value on a property isn't always straightforward. An agent may have a range in mind rather than one exact figure. The asking price can be a starting point, but ultimately the market determines what buyers are willing to pay. And when you're selling, the objective is simple: achieve the best possible price for the property. #EstateAgent #IrishProperty #PropertyIreland #PropertyMarket #SellingAHouse #HousePricesIreland #RealEstateIreland #DublinProperty #PropertyTips #EstateAgency
I bought a house that you put the BER higher than it was. It was an E and you advertised it as a C.that bumped up the price as far as I’m concerned

is it true that the agent under prices the property so when it sells at a bigger price you get extra commission 🤔 😉

Right, I'm selling our house soon and the estate agent aaid we'd advertiee it at 465k "to get people in" but I'll get 100k more, wtf. Pisses me off so not going with them for sure.

I had a viewing with a Ray Cooke property and the asking price was €395k and I was told by the agent that there's no point in bidding anything below €410k eventhough we were the first to view it. He was rude and clearly annoyed when we started the bid at €395k. So Ray Cooke agents definitely do this.

we went to look at a house in Rathcoole. it was listed at 395. As soon as we set foot inside it was blatantly obvious the house was worth more. Bids could be placed online and two hours after the open house the bidding was already up to 450. Can you guess who the estate agent was?

Its a Cartel and hopefully it will come to a head soon. Ive heard of stories of People bidding against themselves due to lies by Estate Agents. They are driving up prices to inflate their own pocket.

Your view is rather Interesting, because Ray Cooke does this. And so does everybody else in this market as there is no regulation around this.

when buying my own home I called the day prior and bid 20k above the asking price. at the viewing in front of all the people viewing I asked what the bid was at. He blatantly lied and said it was still at the listing price. He didn't want to scare off the bidders.

I’ve complained to the regulator about this exact topic and I questioned the professional judgement of the estate agent ‘gaming’ the market with the low ball asking prices. I was simply told it’s the vendor that determines the sales price. The bidding market should be a blind market bid similar to the Scottish market. Anyway, nothing we can do.

Yes they do ask at least 10% less than what they want to achieve. It's quite clear if you know the prices houses are selling for in the area.Thats not an issue but people should be prepared to have the extra money if they want to go sale agreed.

Okay well Brock Delappe absolutely undervalue homes for sale - their places go 100-200k over asking.

He’s right about the price. Have asked multiple times to local estate agents to make an offer of asking price as soon as property goes to market. Every time I’m told they actually plan to sell for far more than asking 🥴
