@tom_sourceinvestments: I think the UK housing market is about to enter the hardest part of this cycle. Not because rates are high. Because eventually, some sellers simply run out of time to wait. That’s when markets actually start repricing. And the strange thing is, the pain that creates could also be what sets up the next property cycle. Rates fall. Affordability improves. Buyers come back. But the homes we stopped building over the last few years won’t suddenly appear. That’s the part of this cycle I think a lot of people are missing.

Remove Stamp Duty NOT build more homes. Doing so incentivises social mobility across the board.

In France, our mortgage deal stays the same from the moment with sign the deal until the flat/house is paid. You can even remortgage if you find a better deal. Not like the UK where you have to remortgage every 2 to 5 years.

If you are realistic about your price, it's actually a fantastic time to sell. There are so many buyers waiting!!

Houses are being bought as investments, sometimes with investments you lose. Unfortunately it’s time for people to lose

we have the deposit, seen a house we want and both have good salaries. we are worried we won't be able to pay the mortgage each month due to ridiculous interest rates. it's insane

any decent property marked at realistic prices are sold within 2 weeks. it's just overpriced and less desirable properties that are lingering for months. oh and new builds.

As someone who works in the housing industry, the most frustrating part for me is people not being realistic about what they think their house is ‘worth’ vs its actual value. It’s frustrating to watch because it takes them 6 months+ to realise what you told them in the beginning.

I live in a 2bed1bath flat in SW London with service charge issues. Bought for £350k in 2019, now my neighbour is struggling to sell theirs for £325k 😭

One way to soften the impact is to force the sale of 2nd and 3rd homes. The owners are not in chains, have no mortgage and will not massively suffer compared to a family of 4 who have to downsize due to a h7ge mortgage spike. The increase in demand will FORCE BANKS back into offering more competitive rates

4% rates have been about since homes were worth 2.5 times a year salary, now they are 10 times. My blame is on the banks.

1) Interest rates will rise further. 2) It takes two people to buy a home and we living in the epidemic of single people. 3) Unaffordable new house buying is grinding to a halt. 4) Cost of living: food, fuel, utilities bill is at an all time high. 5) There’s three categories for house prices A) Estimate B) Advertised C) Sale. House prices in the South East are going down Zoopla/Right Move are removing advertisements for unsold properties. I’m saying prices are going down take a look on Zoopla/ Right Move.
