One of DFW’s aging shopping malls could eventually be transformed into an entirely new neighborhood with more than 1,000 apartments, townhomes, restaurants, retail and a hotel. We’re talking about The Vista in Lewisville, formerly known as Vista Ridge Mall, located along I-35E. The mall’s ownership group controls approximately 55 acres of the larger property and is working with the City of Lewisville on zoning changes that could make a massive mixed-use redevelopment possible. And the proposed transformation is significant. Current plans include: * More than 1,000 apartments * 120 townhomes * 600,000 square feet of retail and office space * A 120-room hotel * Public open spaces and gathering areas So why redevelop the mall? According to ownership estimates, the existing shopping center is currently 30% to 50% vacant. And Lewisville has already identified this area as a redevelopment priority. Voters previously approved more than $32 million for public streets and infrastructure improvements around the mall property if redevelopment moves forward. But here’s the important distinction. This project has NOT been approved for construction. The developer still needs zoning approval, financing hasn’t been announced, and there’s currently no construction start date. The next major milestone will be whether Lewisville approves the proposed zoning framework. If that happens, it could set the stage for one of the most significant mall redevelopments in North Texas. And we’re seeing a larger trend across DFW as aging shopping malls become potential sites for entirely new mixed-use communities. Would you rather see The Vista redeveloped into a walkable neighborhood, or would you prefer to see the traditional shopping mall revitalized? #LewisvilleTX #VistaRidgeMall #DFWDevelopment #MixedUseDevelopment #DevelopingDFW
