With sub 2k properties on the market to rent, sellers don’t need to drop their pants and meet the market … they can simply pivot and rent at a premium price until this pause period passes. The fundamental supply and demand issues (migration and new housing supply) haven’t changed, and with the local brick shortage, there is going to be less new homes available in the medium term. People need to step back and view the fundamentals without the media noise which is heavily east-coast based.

Is it that the investors are evaporating and the other buyers just find it too expensive now as the borrowing capacity has dropped due to cost of living & inflation? I do believe we will see more houses hit the market but I don’t see a price drop happening anytime

No one wants to get caught with negative equity if the bottom falls out. I’m ready to sell and buy/move locally but I’m not going to be stuck with a 900k mortgage if the market drops even more.
