Now throw in the fact that these homes will go almost $100,000 over asking price by bidders with cash.

Why are you looking at the city vs. the Rochester metro area? I live in this area, focusing on city limits makes no sense in this area.

look at the suburbs outside of the city because there is no where inside the city itself thats safe enough or has good enough schools to raise a family in

My dad built a house in Fairport in 2001 for 170k dollars. The estimate for it now is 650k. It makes me want to gag

Ya what you don’t know about the area is every house goes into a bidding war and you have to pay 25% or more above asking to even have a chance. And houses less than 250k are in bad areas

If you drive 1min outside of the city limits the prices of houses go up $200k.

I bought my starter home in Greece in 2009 for 75k. I struggled to sell it in 2013 for 75k. Its zestimate is now 199k. It’s 990 sq ft. Housing here has become impossible.

there is NO way that house is selling for less than $250k. Decent houses get listed for WAAAY under and they all get a bidding war. We live here and we're stuck. We absolutely cannot get a new house.

I make 60k yr in Rochester which is a decent wage... I still can't imagine affording a house here 😅🫠 not as a single person.

I used to always wonder how people could move from Chicago to freaking Indiana but I’m starting to understand. Kind of.

You need to look at what the houses actually sell for, not their list prices, especially for the starter home price tier. It’s truly absurd and anyone looking to buy a first home is absolutely cooked

That’s still in the hood bro. If it’s not in the hood, you got good all around so leaving or returning to it, you’re good driving… all in all it’s bad.. innards looking decent but surrounding area/school/shopping… not so great… way overpriced for where it’s at. 🤷🏽‍♂️

a very competitive market, they price them very low on purpose to invoke a bidding war and almost all houses go well above ask.

I think your tax estimate is way too low for NYS. I am in a suburb of Rochester and my taxes are about equal to my PI payment.

Transportation is frustrating too. You have to get on major highways to get just about anywhere and some of those drivers shouldn't be out there. I live between Rochester and Buffalo, I usually go towards Buffalo due to easier transportation.

We bought our house ten years ago for 118k locked in at 3% I’m 34 now. we will never sell even if it is appraised at 240k. The market is fucked and we love our house l.
