What you can qualify for and what you want to qualify for are vastly different questions. As the the first only takes into account your disclosed income and what hits your credit report. Find a realtor who is going to ask you the right questions when you’re done with the conversation, you should be looking to validate what was said with a lender. As far as question 2 that will depend on the outcome of question 1, all programs are different. There are some good ones in the comments for sure. Hope this helps. Happy realtor/lender/and home shopping

Hi! Hope you find a home. There are sooo many programs available. One is Homes For Heroes. If you’re a first time homebuyer, you may also qualify for down payment assistance. Some programs I like are SETH and TSACH. I see you put Katy in your post, if it’s Katy-Fort Bend, there’s a new program that just came out for Fort Bend specifically. Feel free to reach if you need a preferred lender who specializes in these programs. Happy to help.

We have a great program and if you qualify for the 100% financing no money down, you can also get a 1.5% and your credit that can be used towards closing cost because you’re an educator. Is can also be used for first responders off firefighters. I’ll sent you a direct message

Do your due diligence and research for yourself. HUD offers free housing classes. Please do your due diligence because some of these realtors and lenders will have you in a bind Nate.

As a Realtor get with a lender and I know plenty. First things first is figuring out your buying power, debt to income ratio. Message me & can introduce to lenders. Remember you can look around, there’s plenty of programs out there but just as well you are in education. I focus more on education when it comes to buying, which is why lenders first then we go from there. 😊

When you google the programs make you bookmark them for reference. Then find lenders that work with that program most do but it’s really about having a good lender, realtor and knowing your score. What you need to work on etc… plus a home buyers class is good. AND PROPERTY TAXES!!. So start preparing now.

You need a Loan Officer first. That’s their job. Go with a broker who can shop the rate and multiple different programs to get the best fit for you.

Fellow single mom here! If anyone understands that your needs are going to be very different than most buyers, it’s me! You’ve received a ton of great responses so far and if you find you still have questions, I am here. No pressure. Above everything else though, congrats for holding it together - being a mom, having a full time job, living in Houston, etc. isn’t easy! 🤗

First time buyers can qualify for grants that would allow you to receive money back at closing! It’s a soft market for sellers/builders, negotiate hard. Lower prices and have them pay closing costs on top of it. I sell a lot in the Katy/cypress area. Hmu if you need some guidance!
