@yourmoneymatesarah: This scheme is for England only so if you’re struggling to get on the property ladder in England, I’m curious to hear your thoughts on this? #firsttimehomebuyer #PersonalFinance #buyingahome
When I look at the details of this policy it’s just like taking on additional debt outside of the mortgage debt and potentially the interest rate may go a little higher. So a big NO

I am so happy they are addressing housing affordability, but I think all the flags you raised are spot on. The negative equity component especially scares me for people who might not fully be able to comprehend the implications (especially for a new build)

I feel like the property developers are the only real winners here.

Nah I’m not getting a new build even if they force me. They’re horribly built

Idk what it’s like in the uk, but in Australia new builds aren’t very good…

My major concern is mostly with the lack of supply on new builds and this demand subsidy in place, that in the secondary market with interest rates so high, that the resale values will mostly be in negative equity so long as the scheme exists really, as it drives just a premium on the new builds. Second one as you say, that interest free period and the interest on the government loan is pretty key to understand, otherwise it’s just expanded monthly payments that limit who can even afford the scheme. Great video as ever 🫡

Very familiar in Ireland. Idk if it is still available. Yes main reason was that house (property) has to be new build. First time buyer
