@mannyawasom: The market-rent column on a rent roll is not a comp study. It’s usually whatever was last typed into the property-management system. It can be stale, or just optimistic. The real test: ✅ Recent new leases. What are new residents actually signing at? ✅ Recent renewals. What are current residents actually accepting? Example: the column says units are 8% under market, but recent renewals moved 2%. That gap is a question, not upside. Loss-to-lease only counts when the trade-outs earn it. 📖 Full breakdown on the MSA blog: “How to Analyze a Rent Roll Like an Underwriter” 🔗 msadatainsights.com/blog 🎓 We break down concepts like this using real underwriting examples in the FREE MSA Deal Room every Saturday at 9:00 AM PT. 📍 For more underwriting tips, visit: 🔗 msadatainsights.com/dealroom 🚨 For our latest investment opportunity, visit: 🔗 xsitecapital.com #multifamily #underwriting #realestateinvesting #commercialrealestate #apartmentinvesting #rentroll #losstolease
