I think it depends on the location where you wanna buy a house I definitely wouldnât recommend it in expensive states like California, but I think for good cities in Texas it would be highly profitable. (Assuming low rate and payment) My mom has a triplex and she is looking to add onto that another two efficiencies. Now the house paying for itself,+ itâs created passive income for her. But not all houses are as profitable as hers because she doesnât have an HOA and she was able to market it as a Homestead. While still living within city limits so I feel like she got a really good deal. Houses like that in good areas are not as common or are older which means more maintenance.
