I have some thoughts 👀 1️⃣ Marana is going to feel a whole lot less “far north.” The space between Marana, Dove Mountain, and the rest of Tucson keeps filling in. Areas people used to consider “way out there” already don’t feel quite as removed as they did a few years ago. 2️⃣ Oro Valley is going to keep attracting people who swore they weren’t suburb people. Good schools. New construction. Easy access to everything. And somehow you can still be on a trailhead in 10 minutes. 3️⃣ The $700K to $900K buyer is going to have more choices, not fewer. Established homes with character in Catalina Foothills. Newer construction with mountain views in Oro Valley. Resort style living in Dove Mountain. More land and acreage in Marana and Vail. Same city. Completely different day to day lifestyles. 4️⃣ Traffic on Oracle Road will get worse before it gets better. If you drive it regularly, you already know. There is a lot happening on the north side of Tucson and the roads haven’t exactly gotten the memo. 5️⃣ Tucson will keep getting nicer things… while locals simultaneously ask everyone to please stop moving here. More restaurants. More development. More national attention. And somehow we’ll still miss the Tucson from 10 years ago. 6️⃣ Vail will keep surprising people who initially tell me it’s “too far.” Especially the families who want newer homes, more space, and don’t need to commute into central Tucson five days a week. 7️⃣ People will keep moving to Tucson for the lifestyle… and then tell everyone back home it’s not that great so no one else moves here. This one might be my safest prediction of all. Tucson is changing. But I still think there’s a reason so many families from California, New Jersey, and New York are looking at this side of Arizona.
