@hertellteam: Not every Suffolk County town is a great place to buy your first home, and some of the most overlooked towns might offer the best opportunities. Here's how I'd rank these Suffolk towns for first-time homebuyers. S Tier: Rocky Point and Port Jefferson. Rocky Point is one of my favorite up-and-coming markets because I think prices still have room to catch up to nearby Miller Place and Mount Sinai. Port Jefferson offers great value with plenty of restaurants, activities and things to do. A Tier: Sayville and Center Moriches. Sayville has a great downtown, access to the Fire Island ferry and a strong overall lifestyle. Center Moriches is a personal favorite that deserves more attention from buyers. B Tier: Islip, Bayport and Wading River. All solid options depending on what you're looking for. Bayport has beautiful waterfront areas, while Wading River offers a quieter, more relaxed lifestyle. F Tier: Riverhead and Mastic. These aren't my personal picks for first-time buyers right now, although I do think Mastic has the potential to move up over time. The biggest mistake first-time buyers make is focusing only on towns they've heard everyone talk about. Sometimes the better opportunity is in a neighborhood that hasn't gotten all the attention yet. Finding the right first home isn't just about the purchase price. It's about choosing a community that fits your lifestyle, budget and long-term goals.

Are we delusional? No one in Long Island you get good home for your buck? It’s overly inflated!

yeah but riverhead is investing a ton of money into downtown and is 15 mins away from wineries and all the north fork has, it's wildly underrated

I can’t believe Center Moriches is in the video. We are such a small town I don’t think people knew we existed. [Tears of joy]

Rocky point? You obviously don’t know your towns Bayport and Sayville are both elite towns and exclusive. Premier SD as well. You can’t even come close to comparing RP to these towns

Frannys mom has got it goin on :
Riverhead and mastic are some of the smartest places to buy right now bc you get more for your money and the revitalization of the areas are turning around quickly. Many people moving from Manhattan to the suburbs are starting to buy out there.
