@graysondoesmortgages: Most buyers have never heard of recasting, and most loan officers never bring it up. That's the real move in this video. Minimum down, keep your cash liquid, then have your servicer recalculate your payment after a lump sum. Save this for when you start house hunting. **Two nuances worth adding: the rate edge on low-down-payment loans is real but small and credit-specific, not universal. And a recast keeps your original rate, so it gets you near the big-down-payment payment, not below it. The real win is keeping your cash liquid and dropping MI at 80%. Still a great move for the right buyer. #mortgagetips #homebuyingtips #firsttimehomebuyer
This is horrible advice. Get into your home with a solid equity position and avoid PMI.

This is terrible advice. Not putting 20% down means PMI and even more expensive mortgage. Smh.

I had to have ai explain this to me. Need to be explained: lender gives slightly better rate when you have PMI, because their risk is lower. AI said only, when you put 15 down, not 3-5%.

This is wrong! If you have PMI you can’t just remove this. Some lenders require you to have PMI for minimum 2 years. Unless you refinance which cost extra closing costs.

Why would I do that? 20% or even more gets you closer to the end goal faster. That goal is being free of debt btw if anyone wanted to know.
