Man, don't even apologize. This is called being financially informed, living within your means, and being frugal to plan for the future. Not having kids is a big part of this, too. Ppl have kids before they can afford it, then are scraping by for the rest of their lives; compounded by the dire financial times we're living in now due to years of GOP rule/policies.

we also now own a home and SO FUCKING MUCH had to go correctly (i.e. luck). it was an inheritance that I had to wrestle away from my Maga uncle who was trying to steal inheritance. but even then, a phenomenal amount of luck had to occur.

Thank you for saying all of this and owning the factors beyond your control that helped put you in a position to buy. My partner is a veteran. Without the VA loan and sheer dumb luck we wouldn’t have been able to buy earlier this year. Our home was on the market a little too long and the seller was very motivated. We live in a low cost, low wage city and my partner is payed well above the median income. His job is in a pretty recession resistant field. We have great credit because we haven’t experienced serious financial hardship. We have no PMI and didn’t have to put 20% down like we would have to with a conventional loan. It’s not hard to admit that while you did put in work and forethought to buy a home part of the process is just luck and circumstance.

I tell people all the time, the deck is stacked against us all, I literally just got lucky to escape renting (I work in mortgage and the pandemic had me working 90 hour weeks, plus the stimmy checks let me pay off all my debt to buy my house.)

How do you have that low of debt and high credit? To get my credit to where it's at, I need my long term credit accounts like my student loan. It's also about credit utilization percent. (mines 840 😁)
