A wet basement is almost always a water management problem outside the wall. Here’s what keeps it dry.
Know the difference between damp-proofing and waterproofing. Code only requires damp-proofing in most areas. That’s usually a thin asphalt coating that slows moisture but won’t stop water under pressure. A true waterproofing membrane is thicker and flexible, so it can bridge small cracks in the concrete.
A dimple mat goes over the membrane. It creates an air gap so water drains straight down to the footer instead of pushing against the wall. It also protects the membrane when the dirt gets backfilled.
The footing drain is your last line of defense. Perforated pipe sits beside the footer, surrounded by washed gravel and wrapped in filter fabric. Washed gravel matters because dirty gravel with fines clogs the drain faster.
Ask your builder where that drain goes. It has to empty somewhere: out to daylight or into a sump pit. A drain with nowhere to go is just a buried pipe full of water. Ask for a cleanout too, so it can be flushed out later. That’s another reason rigid PVC beats black corrugated pipe. Corrugated crushes easier and is hard to clean.
None of this works if the yard sends water back at the house. Final grade should slope away from the foundation, and downspouts should dump well away from the wall.
Take photos of all of it before backfill. Once the dirt goes back, you’ll never see it again.
This is exactly the kind of detail in my Ultimate Home Building Checklist. Know your options before you build.

Also back fill with gravel against the wall up to grade, topping off with a decorative layer. It will prevent slit from clogging your drain tile.

Plenty of climates corrugated is the ideal choice. But do know there’s levels to it! Double walled smooth interior with sealing fittings and slices instead of punched holes.

Just did all this on Vancouver Island. We painted the tar onto the concrete with a roller.

I ran my dimple board horizontally starting with bottom row, over lapping the next row like shingles. So water runs down.
