I live in the high desert- it’s awful. Schools in the town are terrible, hard to find jobs. It’s not good!

I worked full time and went to school full-time and it was HARD but I still would rather have done that than agree to a plan like this.

My guess is that the wife is unhappy with something major in her life and this is her way of coping. I think a lot of people make plans that ultimately aren't very viable when they are stressed and can't imagine fixing the issue

She works 32 hours a week. She can work and attend an online degree program. Lots of people do that working 40+ hours a week.

1) she needs to take all the lessons from her program and apply them to her own marriage first and foremost
2) if they try to sell now they likely will incur some form of loss due to closing costs, the economy not being so great for sellers and the loss of their homeowners tax exemption because you a required to own and live in the property for a certain amount of time (several years) to prevent live in property flips. if they bought it and filed taxes since buying it could cause an extra tax burden the next year. also trying to put a property back on the market within 12 months of selling can actually make it harder to sell unless it's clearly been heavily improved (flipped) as people think their is some major issue with it.
3) I completely agree on the self sabotaging aspects. something is going on that she isn't sharing about (potentially already pregnant) and she is panicking instead of thinking logically about the situation.
4) where I live in louisiana 600k would get you a really nice house on several acres. our house is on 2 acres and 3500 Sq feet and is appraised at like 350k. it was finished being remodeled in 2022 post hurricane. we technically like in the rural area outside a major city but it's highly developed and continues being developed more and more. but even here where there is descent housing turnover due to the employment market and industries the market is still rough for sellers currently and houses are sitting for long periods on the market.

7 months puts you in short term capital gains taxes which are expensive and you can't defer the taxes with buying a new house until 2 years

Something to keep in mind, will she make more and have a better job market staying in orange county than working out in the desert? Selling within a year you are going to lose a lot of money. If it's their first time selling they may not realize you lose about 8-10% of the sales price in fees. So it's not a great idea unless they bought it for a steal of a deal

does California have a first time house buyer's grant or something similar? we do up here and there is a huge penalty for selling before 2 years.
