I'm under contract for a $950,000 home, doing a temporary buy down 3-2-1 with the seller concession credit (40k). I’m taking a gamble but hopefully the interest rate drops to around 5.5% in 4-5 years.

if you have to buy down the interest rate you shouldn't be buying a home. I know that's a hot take but the rate will come down in the next year or two. you should either buy a home that you can afford, by the home with the higher interest rate and just pay the higher payment until needed or don't buy a home. put that money down on the house so that you have immediate equity. at some point you're going to refinance that loan again and all that money that you spent to buy down the initial rate is going to be wasted

Also most people only live in a home for 12 years. It’s better to put down 20% and not pay the PMI

I still believe this is bad advice. You never get that money back on a lower rate. What happens if rates dont go back down. No one can take equity away. Put minimum down and in three months you take the extra money and make a principal payment and ask to recast your mortgage. You by default get a lower rate and now you save money

As a loan officer i agree with this video. Also you get a rate that discount your costs or a par rate and if you do have that 20% down just recast it to lower the payment and removed MIP. Then when rates go down do a rate and term refinance and invest your equity to buy down the rate 🫡

Not smart. Do not do a temporary buy down - essentially an adjustable rate mortgage.

You advise people to pledge their homes against 30 years of debt, but ten years later, could you independently audit the original note, custody chain, endorsements, allonges, assignments, nominees, securitization, servicing transfers, beneficiary authority, lien priority, encumbrances, title defects, and potential fraud? If you can't navigate that legal labyrinth yourself, what qualifies you to recommend it without explaining these risks to the homeowner?

Good lord NO! Temp rate buy down just to get a rate equal as high if not higher after the temp buy down is over? Request a seller concession to pay for the permanent buy down.
