For all the people in the comments questioning this; his mere objective with this video is to merely show you the leverage (the amount of equity he can pull out of it) this properly has afforded him. Meaning with that equity he can use it to buy/start other business, properties etc. For all the real estate bros in the comments questioning cap rate, vacancies, etc - he is not presenting the scenario of selling the property. Equity is the biggest wealth multiplier if you know how to use it…and he clearly knows what he is doing. I’m not even in real estate and get the point of the video.

Appraisals mean nothing in today’s world, with interest rates sky-high. So the real question is: what’s the cap? For the money you have down, what return are you getting? If you believe in some years the building will be worth 15m, it needs to be cash-flowing a big amount of dollars, and as a landlord you’d need to find ways to increase tenant retention and raise rents. Not saying it’s not possible. Now let’s also consider. Banks love to lend money when they feel good about an asset; they're also smart, and they'd gladly take the asset back if you can’t repay the loan. So you’re smart to take less than the 75% they're willing to lend. That said, congrats, and crush this thing; you’ve taken steps many can’t even comprehend, so salute to you. Get this bad boy up to 15m!!
