the true value of that property is whatever the ask is, minus 30k because they haven't updated the property in 20 years, minus 100,000 for the unrealistic inflation of the last 5 years, minus 20k because you're lucky I'm even considering buying it with these interest rates.

We are under contract right now for a small house but we were able to get $15k price reduction and our closing costs covered. We can comfortably afford the payment so if we’re able to refi later it’d just be a bonus.

We just bought a condo that was originally listed for 525,000$ .. For $405,00. Beautiful. 1700 square ft. Sellers had bought the place for 55,000 in 2021. YIKES.
