Notice how Richard conveniently flips up the order. He says if the house is worth 145,000 then any bank will just give you hand you $108,000 to retire the note. And then you can go and look for tenants. The bank is not gonna give you the money, even if you own it unless you can qualify for that level of a mortgage. So you need the tenants in place, and those tenants better be in place for at least six months to show the cash flow for that property before the bank is going to give you any money against it because they’re not in the business of just handing out free cash because, “trust me, bro“
