Im in Canada, and there seems to be different rules. I always thought of escrow as when closing( possession) but escrow must mean what we call pending? Once the deal is firm regardless if possession is months away from that date the buyer can then be sued once the deal is "Firm" if afterwards they choose not to move forward with possession

That’s crazy, but it sounds like your paperwork/contract sucks if they’re able to back out the day before closing with no penalty. This should have been signed off on, on paper that they approved the repairs. Another Golden Lesson learned the hard way, but you’ll never make the same mistake again At least (I hope). I’ve been there and done the same before, we all have if you’re in the business.
