🏆 8 DAYS — CLEAR TO CLOSE The highest offer isn’t always the strongest offer. I had a conversation with a listing agent today that really reinforced this for me. I had just called to let him know that our buyer was clear to close in just 8 days. During our conversation, he told me that when he’s reviewing multiple offers, he pays very close attention to who is behind the pre-approval. In fact, he shared that there have been times when he’s advised his sellers to give careful consideration before accepting the highest offer because he wasn’t confident in the financing behind it. That really says something. A pre-approval can be a piece of paper—or it can represent a lender who has taken the time to understand the buyer’s financial picture, prepare the file properly, communicate with the real estate team, and have a plan to get the buyer to the closing table. When you’re competing for a home, the lender you choose is part of your offer strategy. Price matters. Terms matter. But so does the confidence your financing gives the seller and their agent. Sometimes, making your offer stronger isn’t about offering more. It’s about making the offer you already have more credible. And that’s one of the reasons I believe choosing the right lender before you start making offers matters so much. #ConnecticutRealEstate #CTRealEstate #ConnecticutHomebuyers #HomeBuyingTips #MortgageTips #HomeFinancing #MortgageLender #RealEstateTips #FirstTimeHomeBuyer #GlastonburyCT #HartfordCounty #CTRealtor
