If you own your condo or townhome, you can check with your homeowners insurance and add a coverage for special assessments. And of course, the coverage you pick will affect the price of that, but it will give you a payout so it can help put a dense somewhat in those.

Yea I just joined the board and was like this year we ain’t raising dues and we ain’t doing no assessment. One lady was like “everyone has 10k in the bank” and I was quick to be like that’s absolutely not true

HOAs suck. I lived in a condo, and I was also on the board. This was right after the economy tanked (around 2009) and literally half of the units were in foreclosure. Can't speak for your experience, but our only job was keeping the lights on. The banks owned half the properties and it was Hell getting those asshats to pay the monthly dues. While I was there we never had a special assessment, but that was definitely coming due to the 25/50 year structural inspections Florida mandates for condos. We begged people to show up to the monthly HOA meetings for their input. If we had enough money to redo either the pool or the basketball court, residents would bitch that the other should have been done. Fine, everybody gets a voice. Would have been nice to hear it when we were trying to decide which way to go. If your board isn't completely transparent vote them out.

My HOA votes on whether we want the item (playground equipment and pool improvements in my case), and if the neighbors vote no, then we wouldn't have the items upgraded and no assessment fee

Yes but don’t leave out that it’s usually not something silly like a waterslide, it can be something completely necessary like replacing the whole commercial roof or plumbing for the building
