One thing a lot of people don't realize about Queen Creek is just how different home prices can be depending on which part of town you're looking at. I generally break Queen Creek into four pockets, so I pulled the homes that sold over the last 60 days to see what buyers were actually paying. And the differences are pretty significant. 🟢 Northwest | $886K | $270/sq ft One of the more convenient parts of Queen Creek, especially for commuting. You've also got some established, higher-end neighborhoods, larger lots, and custom homes that help push the average up. 🟠 Northeast | $619K | $250/sq ft A lot of newer construction and master-planned communities here. Generally more approachable price points, with plenty of options for buyers who want something newer. 🔴 Southwest | $1.34M | $397/sq ft This one stands out. Larger properties, custom homes, acreage, and luxury neighborhoods can really influence the average in this pocket. ⚫ Southeast | $743K | $291/sq ft Another area with newer communities and a pretty wide mix of homes. What's sold recently can make a big difference in where these averages land. Now, these aren't official real estate districts. They're just how I divide up Queen Creek when helping people compare different areas. I used Ellsworth and Chandler Heights as the dividing roads, and didn't include anything south of Empire/Hunt Highway. And remember, these are averages, not starting prices. You can find more affordable homes in expensive pockets and million-dollar homes in the less expensive ones. The size, age, lot, and type of homes being sold also have a big impact on average price and price per square foot. That's why I always tell people to look at Queen Creek pocket by pocket. A citywide average just doesn't tell you enough about what you're actually getting for your money.
