Honestly, a co-op is a fancy way of renting. Your buying into someone else’s property. If you do the math long term it’s a bad investment. Even if you pay it off, you’re still paying”maintenance” as long as your living there.

You’re paying the monthly mortgage and the monthly maintenance fee which accumulates to the basic NYC rent: $1800 - $2500. The maintenance continues to go up every year. So you end up paying more than renting after a few years of owning. My father owns one in the Bronx, I don’t like that monthly he’s paying more in maintenance fees (which gets higher every year) than the mortgage then he will never finish paying the mortgage

Just bought a co-op in Queens. We did a board sponsored unit so didn’t have to get approved by the board which made the process much easier

I’m about to do this next! I’d rather own than pay 2500 for rent!

Congratulations! A great first step toward homeownership! I recently helped clients I assisted with buying their co-op 10 years ago purchase their dream home using the substantial equity they built. Real estate is a powerful wealth-building tool.

Yessss!! I would like to know more, because here in Queens there's this building where the rent is $ 5,000 a month for a 2-bedroom, but across the street they're selling a 2-bedroom, 2-bath for almost 400 K co-op, and I think that buying is the smarter choice

Sponsor unit coops are a option where board approval is not needed. Also there is not the strict post closing liquidity requirements. They tend to be a little more expensive. I closed on a fully renovated 2 bedroom coop in Kew Gardens in under 2 months.

A co op you will have to return it if you decide to move you can’t sell it.A condo if you decide to move you can sell it that’s the difference between a co op and condo.Congratulations though I bought my 5 bedroom house in the Bronx at the age of 28 I still live in my house and I am in my late 40’s

In a condo, you own your individual unit outright and receive a deed. In a co-op, you own shares in a corporation that owns the entire building, and you get a proprietary lease to live in your specific unit. You will never own it.
