@keith.rainville: Before you post that listing ad, run it past Article 12 of the REALTOR® Code of Ethics, and let Claude do the first pass 👇 ✅ Test 1: Is it honest and truthful, a true picture? (Article 12) 💲 Test 2: Does it call your services "free"? Only if you receive no financial compensation from any source (12-1) 🏢 Test 3: Is your firm's name in the ad, or one link away? (12-5) 🔖 Test 4: Does it say "sold"? Only the listing or cooperating broker who took part may claim it (12-7) 📋 Test 5: Authority to advertise it? Your own unlisted property: say owner and licensee (12-4, 12-6) The catch: Claude only knows the words you give it, so use it as a first read, never as a lawyer (my take). The Code's own page says "...in any instance where the Code of Ethics and the law conflict, the obligations of the law must take precedence." Check your state license law, your MLS rules and your broker before you post.
