We got our house because the sellers offered to pay for some closing costs so maybe instead of lowering the price again you can say "will give 1 or 2% towards closing costs" and it's very appealing to buyers that don't have enough cash for closing costs!

I'm a realtor in California: I can't stress this enough; if your home is vacant, you absolutely MUST go in once a week and make sure there are no dead bugs or in your case gigantic spiders scaring the living daylights out of potential buyers.
