GC also have a way lower profit margin. We usually throw out subs proposals - write our own contract which includes all construction documents. Including schedule, logistics plans, all drawings, and specs.

Dead on. The financial gap is payroll: subs have hard weekly or bi-weekly cash outflows while waiting 60+ days on progress draws. If a trade contractor doesn’t negotiate mobilization deposits or clear milestone billing to offset that float upfront, winning a larger project can easily break the business before the first retainage check arrives.

Commercial is becoming standard 60 day. When I started in this 15 years ago everyone was pretty much net 30 and not got to 45 days people were hollering. I wish we could go back

And remember, we have could have been on the job 30 days prior to first pay app. Suppliers have you on net 30, deep pockets are often needed.

This is a legitimate question, but what construction companies get paid on a 30- day cycle?
