Housing inventory reached about 6.2 months of supply in early October—the highest level in four years—according to agent Forrest Barbee’s MLS analysis reported by the Las Vegas Review-Journal. Months of supply estimates how long available homes would take to sell at the current sales pace. It doesn’t mean every home takes that long to sell. Meanwhile, Las Vegas Realtors reported September’s median sale price for existing single-family homes at $470,000. That’s down from August’s $475,000 and the $490,000 record reached in May and June, but unchanged from September 2025. At September’s end, 7,995 single-family homes were listed without offers, up 6.6% from a year earlier. Another 2,796 condos and townhomes were available without offers. The growing selection gives buyers more options, though conditions vary by neighborhood, price range and property type.
