@chm_campbell: Every week, I hear someone say they’re waiting for interest rates to come down before buying a home. And I get it! Buying a home is a big decision, and wanting the best possible rate makes sense. ❤️ But let’s take a step back and look at the bigger picture. Over the past 51 years, only ONE year saw average mortgage rates fall below 3%. Fewer than 10 years averaged below 4%. Rates like we saw in 2020 and 2021 were the exception, not the norm. Those historically low rates came during an unprecedented time in our world. Hoping to see them again is understandable, but we can’t build our plans around something that may not happen anytime soon. Here’s what I want you to know: I’m not here to tell you to buy a house before you’re ready. I’m here to help you understand your options. Interest rates can potentially be changed down the road through refinancing, if rates drop and refinancing makes financial sense. There are no guarantees, but it can be an option. The purchase price you agree to today, however, becomes the price you paid for that home. You can refinance your mortgage, but you can’t go back and renegotiate the original purchase price simply because the market changes. Sometimes waiting is the right decision. Other times, waiting for the “perfect” rate could mean missing an opportunity that makes sense for you right now. The goal isn’t to time the market perfectly. It’s to make a smart move for your life, your family, and your finances. 🏡 #nkyrealtor #kyrealtor #interestrates #fyp

Bring back those prices and 7% wouldn’t be bad

Yes but houses didn’t cost half a mil for a starter home. You could still have a down payment saved in 2 years and the average income was around 45K. That is with only one person working. The ratios for today’s market is way off.

14% on an 80k house in the 80’s wasn’t so bad. That’s what people do for cars now. It’s the housing prices in combo with high interest rates.

Yah now do home prices.. let’s see that insane jump in a matter of two years.. here in California an 800k home went to 1.5 million in a couple years.. only people saying it’s still a good time to buy are real estate agents… of course the ones who get paid off inflated prices keep pushing it.. no thanks.. the dreams dead

Well interest on a house that has had its value double in 5-10 years is unsustainable. It’s not the interest rate. It’s the value of the home. Everything is over inflated

Just ignoring the fact that prices have completely offset that? Yeah, I’d be okay with a 10% rate on a 50k house.

a mobile home could be bought for 20k before COVID. now that same trailer is lucky to be had at 100k+ the interest rate has much more weight then before

Yeah you’re only saying this because you’re a realtor. This is such a crazy take comparing rates with the housing prices back then compared to today.

The market determines the rates, if none of us buy, they will drop

I don’t care about JUST the rate. Or JUST the house price. It’s both combined. $3000 a month for a starter home in a shit area is not a good deal, nor am I signing up for that

wages havent really changed in the past 10 years. 20 dollars an hour used to be good money, now you cant even afford an apartment with that

Now compare the average price of homes. It’s not the mortgage rate killing the dream for everyone. It’s that a house that should cost 150k is now being priced at 550k, and not worth it at all.
