If I may add to your very important factors- Mini splits need to be the upgraded Hyper Heat models and you will DEFINITELY want 2 heads, secondly, after you skirt in the bottom (and I suggest plywood rather than vinyl skirting) you will want to heat trace your sewer and water lines. We are in Iowa and see sub-zero temperatures every winter and our log tiny home is doing great.
