So help me understand- if he reduces the price by $20,000, I pay $780,000 for the house. In three years I sell the house for $900,000. I made $120,000 gain on the house and my payment was a little less than with the buydown. If I take $20,000 for the buydown, I only save $15,000 in payments but paid $20,000 for that saving. I never get that money back. Also if you refinance before the two years you also loose that money. Equity never disappears
