I doubt he became a millionaire at 19 doing this. I've done this method several times, you need good credit to start. Once you have good credit you can go for a 30yr mortgage after you also have renters. that money from the bank is used to pay off the hard money lender that gave you the money that made this possible. His also paying off his costs and whatever is left it's his.

Cool you still have to pay interest in a mortgage payment on that 300,000 +\-that you’re borrowing. Most rents are not high enough to adequately support that evaluation. Therefore, you would have to be paying out-of-pocket each month to keep the property which is not sustainable long-term.
