@yourcohomegirl: Goldman Sachs just called 2027. They expect existing-home sales to fall to 3.9 million — about 26% below 2019 levels. The reason: the lock-in effect. More than 95% of homeowners have a mortgage rate below today's market, and 65% are sitting on rates at least two full points lower. Nobody wants to give up their 3% to buy at 7.5%. Even with rates drifting toward 6.4% by end of 2027, Goldman says affordability stays strained and sales don't recover. Waiting another year doesn't buy you a better market — but the deals closing now aren't borrowing at 7.5%. They're taking over the seller's 2-3% FHA/VA loan: $400K at 7.5% ≈ $2,797/mo vs the seller's 3% assumed ≈ $1,686/mo. That's $1,110/mo kept. Less for the house, less for the loan. 💾 Save this. *Payment figures are principal-and-interest estimates on a 30-year term, for illustration only — not a quote or an offer of credit. Verify with your lender. Only FHA and VA loans are assumable — conventional loans typically aren't. Never ever buy a new build. They’re cheaper because they’re cheaply built and not good quality

Assumable was how we got ours too, that 3% vs 7.5% math is real, saved us like $1K/month

In theory there great but who qualifies when the seller has tons of equity.

stop with the assumable mortgages. the buyer still has to get a loan to make up the difference between sellers current loan and sales price. most only go to 90%, meaning now buyer needs a 10% of their own money, instead of 3-3.5% on a new loan. STOP THE SMOKE AND MIRRORS

I thought assumable mortgages were only for family members or relatives. I didn’t know you can take over a stranger’s loan if they allow it of course 🤔

Assumable mortgages don’t financially make sense because in most cases you need a second mortgage (at9%) to cover the equity.

If someone assumes your mortgage, how do they pay you the amount exceeding the amount due on the loan? Do they have to get a separate loan?
