One of L.A.’s most recognizable hospitals could become the center of a whole new neighborhood. And the plan could bring 3,200 homes with it. For decades, much of the historic General Hospital building in Boyle Heights has sat mostly empty. Now, L.A. County has taken a major step toward giving the property a new purpose. (la.urbanize.city) On October 20, county supervisors approved a master plan to transform the campus into a “Healthy Village.” The vision brings together housing, healthcare, shops, public spaces, and community services—with the historic hospital building preserved and adapted for new uses. (opportunity.lacounty.gov) The scale is huge. The plan allows for roughly 3,200 homes, 320,000 square feet of retail, medical offices, and more. Buildout could happen in phases over about 25 years, and the final project may be smaller than the plan allows. (la.urbanize.city) That matters because approving a plan is one step. Getting each phase funded, approved, and built is where the real work happens. The county and its development partner still need to work through future agreements. Meanwhile, a $120 million stabilization project is already underway to protect the historic building and prepare it for its next chapter. (opportunity.lacounty.gov) As a developer, this is what catches my attention: land that already serves a community can do even more when we rethink how it’s used. Preserve the landmark. Add homes. Create spaces people can actually use. Would you want to see more underused public properties turned into housing? Follow @valueaddking for Southern California real estate and development news.
