@homesbykari: I love showing new construction homes around Dallas-Fort Worth, and after touring countless model homes with buyers, there are a few things I always want them to understand before making a decision. Because as beautiful as these homes are, buying new construction is a little different than purchasing a resale home, and there are some important details that aren’t always obvious when you’re walking through that gorgeous model. Here are 5 things I always talk through with my buyers: 1. Builder contracts are different. Deposits, deadlines, construction delays, and cancellation terms can look very different from a traditional resale contract. Make sure you understand what you’re agreeing to before signing. 2. Builder incentives aren’t always what they seem. That advertised interest rate might be a temporary buydown rather than a permanent rate reduction. Always compare the full loan terms and total costs. 3. You still need independent inspections. Just because a home is brand new doesn’t mean everything is perfect. I recommend discussing inspections before drywall and again before closing. 4. The model home isn’t always what you’re getting. Builders often showcase upgraded finishes, lighting, flooring, and design features. Make sure you understand what’s included in the base price. 5. The advertised price isn’t necessarily your final cost. Lot premiums, design upgrades, closing costs, property taxes, and potential MUD or PID assessments can make a significant difference in your overall budget. I genuinely love new construction, especially for families relocating to DFW who want something move-in ready with modern layouts and neighborhood amenities. But I also want my buyers to feel confident that they’re choosing the right home, builder, and community for their family. If you’re considering new construction in Dallas-Fort Worth, I’m putting together a free DFW New Construction Guide to help you navigate the process. Text NEW HOME to the number in my bio, and I’ll send you the guide when it’s ready! #DallasRealEstate #DFWRealEstate #NewConstructionHomes #MovingToDallas #DallasRealtor
