Mate, you forgot one thing - land scarcity. It's becoming extremely expensive to build a home and its only going to much worse. In a fast rising population, houses prices can only go 1 way - up!

higher demand, lower supply = increased price

Thanks mate was thinking the same on property front and putting some into super. Bit concerned with how overvalued US Stockmarket is with high inflation and high interest rates. What do you think best investments would be if you think both (properties and shares) will return low or potentially crash over next 3-12 months ?

Brave call. I see your points and can see how you got there. I just think you can't ignore supply and demand realities and replacement cost for property.

Need more “demand” that comes with more migrants, if they cut migration as they are announcing everyday, net houses built are higher than population growth, then demand is over supplied and prices come down. Which is good. Everyone should get house and 100 year old houses should be cheap, not as expensive as brand new ones

My neighbour been waiting for properties to fall for a decade. When is was worth $450K he was holding out for a drop. Now it’s $1 mill and he reckons he won’t buy until it drops 10% to $900K. He might be right but he’s still half a mill in the hole. Remains a cracking long term investment

Land scarcity and build costs going up consistently. If reconstruction costs are high it’s impossible for them to not keep rising.

If the government makes something look shiny and attractive for you to invest in, you should do the exact opposite…

It’s going to be a long hard road to reverse the central banks little experiment to lower interest rates to near zero during Covid making every man and his dog with wealth flood the economy with money in turn artificially inflating every asset type.

What is this natural ceiling you speak of? And what’s it made up of? Because it’s not reality (ie real wages/ inflation / demand vs supply etc). There is no rule for property except that you should have more than less of it

Everyone piled in for the easy lazy money, created debt for everyone including young families -sad to see..kids watching their parents struggle to hang onto family house while investors sole aim is to accumulate money - unfortunately for them accumulation never leads to fulfilment

at the worst case property will grow inline with inflation. that's absolutely worse case when there us equal supply is demand. raw materials and build cost cannot be $1m and properties sell for 700k. it makes no sense and no builder would survive which means no supply. if I was a gambling man I would bet all my money property rises long term easily
