@airic.z: The salary you need for a £350,000 new build on the Your First Home scheme, coming from an accountant @@tembomoney ran the numbers. Here’s the breakdown. 1. The price. Tembo expects homes on the scheme to cost 0.9% more. Your £350,000 home is now £353,150. 2. Your deposit. As low as 2.5%. That’s £8,828. 3. The loans. The government lends you 20%. That’s £70,630, at 0% interest for now. The other 77.5% is a normal mortgage of £273,691. 4. Your salary. Most lenders go up to 4 to 4.5x your salary. At 4.5x, you need to earn £60,820. 5. Monthly cost. At 4.81% over 30 years, that’s £1,438 a month. The catch: this doesn’t include stamp duty, legal fees or your monthly bills. And that £70,630 still has to be paid back. The repayment terms aren’t out yet. I’ll redo the calculations once they are, so follow so you don’t miss it. Would you take the government’s 20%? 👇 (Not financial advice, do your own research, estimates only)

60k take home pay is about 3.5k, you’ll end up spending half of your salary on rent and bills alone. Not worth!

So literally not worth it 😭. Surely they can learn from lessons of the past and just build homes instead of trying to flog stock

Still so much cheaper to rent in my case, and I’m investing the difference 🤷♂️

me and the hubby used the help to buy scheme 14 years ago. we had 5 years interest free, and the government expects 20% of the house price total for when we sell. we were told that ideally we needed to remortgage to get rid of the loan within the first 5 years, but with 1 child and 2 redundancies, our credit rating was awful and so we haven't been able to remortgage , because I have also had to give up work due to disability. I wish we never had it
