is not as simple as it sounds,fliping house now in 2026 is a problem ,first the house are expensive,theres no inventory, prepare to go over ur budget,is a paint in the ass,is it worth it??hell no,dont think u will make thousands,no way,maybe if everything goes well maybe 15k20k max,i bet u anything

Forget the Realtors on the front end, find an appraiser and have them give you the as-is and ARV. Arm yourself with information before you talk to a realtor. Chances are that appraiser will know a couple good hard money lenders and can point you in the right direction.
