Since late Q2, conditions have softened, and the balance has shifted further toward buyers, leading to increased concessions from those selling existing homes. Inventory on the resale side—often the main competition for homebuilders—has reached its highest level in some time. This gives buyers more choices among existing homes and pressures sellers to be more flexible with pricing or terms. What’s especially interesting is that this inventory increase is centered on existing homes, not new construction. That means homebuilders in Texas are facing stiffer competition from a swelling resale market. As a longtime North Texas Realtor, I’m seeing firsthand how homeowners are adapting, often adjusting their approach to stay competitive in a market where more options are available to buyers.
