@jimmysellsnj: U.S. Housing Market Rebalances Slowly The national housing market is showing signs of gradual rebalancing, with active inventory up about 4% year-over-year. While this growth has slowed for the first time in five weeks, it suggests the market is shifting in a buyer-friendly direction—though without a sudden surge in supply. Across the country, homes are spending an average of 61 days on the market, which is unchanged from last year and aligns with the typical late third-quarter cooldown after a busier earlier stretch in 2026. New listings have dipped roughly 1% from last year, landing us near 2025’s levels. This reflects a mix of affordability concerns and some sellers’ hesitation to test pricing in the current climate. The median listing price now sits at $419,000, down about 1% from last year, and the median price per square foot has edged down to $222, the lowest since early Q1 2026. With inventory gains and higher mortgage rates continuing to nudge the balance toward buyers, the overall pace remains steady, rather than seeing any rapid swings. Here along the Jersey Shore and throughout Ocean County, I’m watching these national trends play out locally, helping clients navigate this evolving landscape—whether you’re thinking about buying, selling, or investing. #NewJerseyRealEstate #NJRealtor #NewJerseyHomes #NJProperty #GardenStateLiving #NewJerseyListings #NJHomeSales #JerseyShoreRealEstate #NewJerseyLiving #NJRealEstateMarket
