You won’t get one with 5% even as a single mum or a first home buyer in Australia banks want at least 15-20% for acres because it’s seen as a risk to the banks. Your borrowing capacity is also going to be HEAVILY reduced with 4 kids that’s going to be a battle Just been through this and they made it hell but I’m seriously crossing my fingers for you 🤞🤞❤️

too much money girl find a property even if it floods and get a cows and a bull make sure it has plenty of grass and water. go off grid live and repair old caravans and little van for shower and toilet. look out west of Dalby as land is cheaper. Tara qld can get for $150000 plus but there is nothing out there
