@pgmn_official: Condominium rents across Metro Manila could fall to as low as ₱5,000 a month within the next 12 months as an oversupply of middle-market units continues to drive prices down. Property consultant David Leechiu said some studio units previously rented for ₱30,000 monthly now cost just ₱12,000, with further declines expected. Leechiu, CEO and co-founder of Leechiu Property Consultants, said rental rates in some developments have already dropped by as much as 70%, although price reductions vary across properties. “It’s going to go down to as cheap as P8,000, maybe even P5,000, in the next 12 months for a studio unit, and the others will just get cheaper and cheaper as the months pass,” Leechiu said during a construction industry event in San Juan City. He attributed the declining rental rates to an oversupply of middle-market condominiums rather than a broader property crisis. According to Leechiu, Metro Manila has approximately 800,000 condominium units, including 80,000 that remain unsold. Only 3,000 units were sold in the previous quarter, highlighting the gap between available inventory and demand. Despite the slowdown, Leechiu expects the market imbalance to resolve within three years, although rental prices and market conditions could continue weakening over the next 18 months. For tenants, cheaper condominium rentals could make living closer to workplaces more affordable, potentially saving three to four hours of daily commuting time. Leechiu described the current conditions as an opportunity for renters to secure more affordable housing in Metro Manila while also encouraging prospective buyers to consider middle-market condominium properties. No. Before you can afford it, the rich will buy it first. It will just increase unit ownership for the rich and upper middle classes as the prices are volatile. Then they will lease it to lower middle classes and those who came from provices, label it as "living the urban life" and rent it so the riches will be richer.

₱8K–₱17K monthly sounds attractive, but what about the massive balance after 6 years? Developers are cutting prices, but buyers need transparency, not marketing tricks. Know the FULL purchase price and secure bank financing approval before signing. Don't risk losing 6 years of payments because you cannot cover the final balance. Protect your investment!

I would rather build a house in the province than buy a condo. So when I retire, I’ll have a place of my own to come home to without having to worry about hidden fees or other condo expenses.

Buyers should be aware that lower condominium prices may also come with reduced services and declining property management standards. Purchasing a less expensive unit does not necessarily mean maintenance issues will be addressed promptly. Security services may also be reduced or, in some cases, discontinued altogether. It is important to remember that developers, investors, and financial institutions will always prioritize protecting their financial interests. When condominium prices are reduced, operating costs may also be cut to compensate for lower revenue. Unfortunately, those cuts can directly affect maintenance, security, building management, and ultimately the overall quality of life for residents. A lower purchase price does not necessarily mean a better deal.

Yes probably. But once the available units were sold with an affordable prices. Business owners will bring the prices of condos back as what it should be. Thats marketing strategy
