@josiahmarqus: The Fed held rates last week. 🚨📰 That doesn’t mean mortgage rates are frozen. The Federal Reserve kept its benchmark rate at 3.75%–4.00% today, and two members voted for a hike. It’s easy to hear “the Fed held” and assume your mortgage rate is locked in place, but that’s not how it works. Mortgage rates are set by the bond market, and they follow the 10 year Treasury yield much more closely than the Fed’s rate. When the 10 year rises, mortgage rates usually rise with it. When it falls, rates tend to ease. That’s why rates can still move this week even though the Fed didn’t. The 10 year reacts to inflation reports, jobs data, what the Fed signals about its next move, and overall demand for U.S. bonds. So the decision matters less than what comes after it. If you’re buying, now is the time to get preapproved so you’re ready to move when rates dip. We’ll compare lenders for you. If you’re already under contract, let’s talk about your rate lock, because the timing of your lock matters more than today’s headline.
