Self-storage has been hit over the last three years, and it has been a nightmare for the industry. This has led to opportunities comparable to those of the Great Financial Crisis today. What happened over the last three years? As I mentioned in 20 and 21, the self-storage industry was in a bubble. Skyrocketing rates from skyrocketing demand due to COVID and free money. This was on the back of a development cycle that the industry had never seen before. Developers incentivized to flip properties before they were even leased up for huge profits, drove a development boom. Massive new supply from 2016 and 17 on. Artificial demand fueled by free money and a booming housing market. When interest rates skyrocketed, the housing market didn’t crash. It did something way, way worse for self-storage. The housing market froze. Storage demand comes from movement. People moving. Demand tracks housing transactions. People didn’t lose their homes, and they weren’t buying new ones, so housing transactions fell lower than in 2008. This collapse and demand tied to the largest development, boom the industry has ever seen crushed rates. It also affected investors who were unable to sell properties because cap rates increased; as a result, it was too costly to buy properties due to high interest rates. I owned and operated storage facilities through 2008. We never saw rates drop like this anywhere in the country. Occupancy dropped lower than today. Institutional capital, favoring occupancy, dropped its rates to try to make up for the lack of demand. This has now led to generational buying opportunities. We are buying more facilities than we have in years. In the last three years, we bought very few. That changed in 2025. Sellars finally willing to accept new prices at a lower value to sell their assets. Developers holding facilities forced to sell. For those who could survive the last three years, they have the opportunity of a lifetime. But that comes with the struggle of the facilities they already own. From 24 to 25, we saw the bottom. Rates and occupancy stabilized. As interest rates began to drop over the next few years, demand will pick up.
