@therealestatebiz: 🚨 JUST BOUGHT A HOUSE? READ THIS BEFORE YOU OPEN YOUR MAIL! 🏡📬 My buyers almost got scammed just ONE WEEK after closing. Here’s what most new homeowners don’t realize: Your home purchase becomes public record, and companies can use that information to send you mail that looks VERY official. 🚩 5 things to watch out for: 📄 1. Deed copy scams Letters demanding $80–$150+ for a copy of your deed. You can typically get a copy directly from your county recorder for a much smaller fee, and sometimes for free. 🏦 2. Mortgage protection solicitations Letters saying “URGENT” or “FINAL NOTICE” and referencing your mortgage lender. These may be insurance advertisements, not notices from your lender. 💰 3. Mortgage payment scams Fake notices telling you your loan servicer changed or directing you to send payments somewhere new. ALWAYS verify changes using your lender’s official contact information. 🏠 4. Home warranty solicitations Scary letters claiming your home warranty is expiring. You may not even have a warranty! Verify before buying anything. 📋 5. Property tax and assessment scams Companies offering to lower your property taxes for a fee or sending misleading payment notices. Check directly with your county auditor or treasurer. ✅ HOW TO PROTECT YOURSELF: ✔️ Don’t pay just because a letter looks official. ✔️ Read the fine print. Look for “not affiliated with any government agency.” ✔️ Contact your county recorder, auditor, or mortgage servicer directly. ✔️ Never use the phone number on a suspicious letter to verify its legitimacy. ✔️ Ask your REALTOR before sending money. 📌 SAVE this for your next closing. 📲 SHARE with someone who just bought a house! Right after we bought our house, we started getting so much mail, from random companies saying they can get us a copy of our deed for a *small fee. I legit said why would I pay when the company that represented me in the closing, get that to me for free.. FREE! I already don't trust anyone, so every two weeks for almost a year, I collected fuel for my fire pit, and used the letters as starter kindling.

When I bought my house, 24F, I started getting letters from prisoners asking to be penpals bc they post sales with names in the paper and it’s public record. 20-30 letters a week. I had to ask a friend who worked for the city prosecutor for help. He took care of it and it stopped but it was really scary as a single woman living alone in a new place where I didn’t know my neighbors yet. The scams came after

I was flooded with those the first months after I purchased. I asked friends who’d recently purchased and they told me very sternly to throw all that it away. I did so, threw out everything, ain’t sign anything and ain’t call nobody back about nothing.

Is this just like when you buy a new car and they send you the letters in the mail about the warranty? Cause those sometimes look super legit !

I've got so many of these it's bizarre. even ones with the fancy letter type that you get a w2 in, like you have to fold over the edges and top first to rip it open. it made no sense why we would get them and they looked just fake enough that red flags went off
